At GSD Housing we abide by a strict step by step method to ensure that the process of acquiring and operating properties is as efficient as possible. This is done by following the sequence explained below.
We source properties through various tools including our current landlords, online platforms, and estate agents. Using these tools we try to find right properties that meet our criteria for our clients.
During the viewings, we note down the room sizes and any potential upgrades that need to be made. After our initial inspection, the clients will come for a second inspection to ensure the property is safe and suitable for use.
We source properties from landlords who are interested in contributing to this noble cause. For property acquisition, we offer a one-year deal with the intention of occupying the property long term. Once the clients approve the property, we begin the process of negotiating and finalizing the contract.
Once acquired, each property is carefully furnished and prepared to create a welcoming environment for the tenants. We furnish it with basic items such as beds, mattresses, a dining table, a washing machine, and a refrigerator.
The properties are then utilized as temporary homes for a period of 3-6 months. During this time, tenants receive support and stability as they transition towards more permanent housing solutions. Regardless of the occupancy status, the landlord will receive their normal rent every month solutions.
After the 3-6 month period, tenants move on to permanent homes, facilitated by the continuous support from Wolverhampton City Council. The next set of tenants will then attend to the property, and the cycle will begin again every 3-6 months. It's important to note that the 3-6 months is a guideline, and tenants sometimes stay longer than this period.
